The actual rental potential, however, will depend on the purchase price and demand in Nad Al Sheba.

The design of Maybach 6 brings the visual language of Mercedes-Benz into the architecture, with curved forms, smooth surfaces and precise lines shaping the towers. This gives the project a distinct identity, but whether the branding adds real value for buyers will ultimately depend on its price compared with other branded projects in Dubai.

The units at Maybach 6 include studios, one-, two- and three-bedroom apartments, with layouts that bring together living and dining areas, kitchens, bedrooms, bathrooms and balconies. Sizes start at 361.13 sq. ft. for studios and increase to 617.31 sq. ft. for one-bedroom, 980.16 sq. ft. for two-bedroom and 1,284.35 sq. ft. for three-bedroom units, giving buyers options based on their space needs and budget. The brochure notes that these areas are approximate, so the final unit size will be confirmed in the sales contract.

Vision Mercedes-Maybach 6 Binghatti is located in Nad Al Sheba, a central Dubai area close to Meydan Racecourse and known for its connection to equestrian activities. Mercedes-Benz Places Binghatti City is also benefits from road access to key routes such as Al Khail Road (E44) and Dubai–Al Ain Road (E66), making it easier for residents to reach different parts of Dubai. 

Binghatti Maybach 6 Amenities

The brochure describes the Grand Promenade as the central pedestrian and social space within the development. It runs along the podium and includes areas such as shops, cafés and different lifestyle services. A park with 12 different themes is also planned as part of the development, creating additional outdoor space for residents and visitors.

Overall, the development includes the Grand Promenade, cafés, shops, the park and ground-floor commercial units. However, the brochure does not provide a complete list of amenities dedicated specifically to Maybach 6, so these features should not all be treated as private amenities of Towers 4 and 5.

Investing in Mercedes-Benz Maybach 6 in Dubai

Maybach 6 is still under construction, with handover currently scheduled for Q3 2027, so the project does not yet have an actual rental yield. Recent Maybach 6 transactions have been around AED 3,320 to AED 3,675 per sq. ft. for studios and around AED 3,674 per sq. ft. for one-bedroom units, while Bayut's index for apartments in Nad Al Sheba is around AED 1,893 to AED 2,031 per sq. ft.

This shows that Maybach 6 is currently priced above the wider area average, so buyers need to consider how much of this premium is supported by the Mercedes-Benz brand and the project's design. At the same time, the increase in transactions and the approximately 4.7% rental yield reported for Nad Al Sheba describe the current area market only and should not be treated as a forecast for Maybach 6 after handover.

Binghatti states that it has followed an internal green building policy since 2014, with measures such as low-pollutant materials, efficient ventilation and lighting, and recycling. In Mercedes-Benz Places Binghatti City, this includes smart systems, energy-efficient design, solar technology and green spaces, with the project targeting LEED certification. However, there are still no clear figures for energy and water savings, sustainable materials or waste reduction specifically for Maybach 6.

Two- and three-bedroom units offer more living space but make up a smaller share of the project, so buyers should compare the price and payment plan of their chosen unit with similar projects in Nad Al Sheba, rather than relying on the Mercedes-Maybach brand alone.
