KORE by IMTIAZ Overview 

KORE by IMTIAZ is a new 17-storey residential project in Dubai Land Residence Complex (DLRC), with a focus on fitness, wellness and an active lifestyle. It offers studio, one-bedroom and two-bedroom apartments, along with facilities such as a Technogym gym, swimming pool, padel court and spaces for training and rest.

Based on information, studio apartments start from AED 679,000 and have a size of around 409 sq ft. Handover is planned for Q4 2028, with two payment options: a 50/50 plan and a 60/40 post-handover plan, with the remaining 40% paid over three years after handover.

The facilities at KORE by IMTIAZ are based on three main ideas: Train, Nourish and Recover.

• Fitness Facilities

The fitness area includes a Technogym-equipped gym with around 50 machines for cardio, strength and functional training. Outside, residents will have access to a padel court, outdoor gym, sports areas and swimming pool. Another part of the concept is The Hike, which encourages residents to use stairs and vertical movement as part of their daily routine instead of relying only on elevators.

• Recovery Facilities

The recovery spaces include a sauna, Red Light Therapy and areas designed to support better sleep. According to the initial information, KORE will also work with One Hype Wellness, a London-based company focused on health, recovery and performance technology. Planned services include brain mapping, hyperbaric oxygen therapy and red light therapy. For buyers who regularly exercise, having these facilities within the building can be useful. However, they can also affect ongoing building costs, so it is worth checking which services are included in the service charge and which may come with an additional fee.

Interior Design of KORE Apartments

The interiors of KORE by IMTIAZ use natural materials such as oak wood and stone, matching the project's focus on wellness and a calmer living environment. Still, the look of a unit is only one part of the decision.

The floor plan and net area also matter, especially in smaller apartments where the layout can make a noticeable difference to how the space is used. If a unit is offered furnished, it is also worth checking the full inventory list in the contract. This confirms exactly which furniture and equipment will be included when the unit is handed over.

KORE is located in Dubai Land Residence Complex (DLRC) and has access to the rest of Dubai through Al Ain–Dubai Road, Sheikh Zayed Bin Hamdan Al Nahyan Street and Emirates Road. Meydan is one of the main areas close to the project. Meydan Cycling Track, Meydan Golf, Meydan Racecourse and Wellfit Meydan are around 15 minutes away.

 Downtown Dubai, Business Bay, Dubai Design District and Dubai International Airport (DXB) are around 20 minutes away but these times are approximate and can change depending on traffic. 

Sustainability Features at KORE in Dubai Land

Kore by Imtiaz includes a few design features linked to wellness and nature, such as an Edible Garden for growing plants and food, a Climate Comfort Garden designed to make outdoor spaces more comfortable, along with natural daylight and materials such as bamboo and wood.

These features can make the living environment more pleasant and may reduce the need for artificial lighting during the day. However, there is no clear information yet about actual energy or water savings, low-consumption systems, solar panels or a green building certification. For now, these features are better viewed as part of KORE's wellness-focused design rather than proof of a certified sustainable building.
