Azha Al Aamra Residences is a new residential development by Emirates Properties, located within the AZHA Community in Al Aamra, Ajman. Each building has 11 retail units on the ground and upper floors, while the wider community also includes a mall and hypermarket. Having shops and everyday services close to the apartments can make the area more convenient for residents and could help attract tenants.

The one-bedroom apartments range from 887.59 sq ft to 1,164 sq ft, while two-bedroom units range from 1,443 sq ft to 1,927 sq ft. This gives buyers several options for different budgets and household sizes. The exact size and layout are worth comparing when choosing between units.

Azha Al Aamra Residences is part of the wider AZHA Community, which covers around 9.07 million sq ft across five phases. The master community includes apartments, villas, townhouses, twin houses and commercial spaces. As more parts of the community are completed, residents are expected to have access to a wider range of services and facilities.

The developer's latest update shows that construction is already well underway. As of 31 July 2026, Buildings A, B, D and E were reported at 74% completion, while Building C was at 58%. This gives a clearer picture of the project's current stage, although buyers should still check the contractual handover date for their specific unit.

Azha Al Aamra Residences is located in Al Aamra, Ajman, within the wider AZHA Community and close to Emirates Industrial City. The project has direct access to Sheikh Mohammed Bin Zayed Road (E311), making it easier to reach central Ajman, Sharjah and Dubai by road. 

Key destinations such as Ajman City Centre, Ajman Corniche, Sharjah International Airport and Dubai International Airport are all within a reasonable driving distance, while Burj Khalifa and Dubai Mall are around a 45-minute drive according to the developer. The area is also seeing growing real estate activity, with Al Amerah recording a AED 215 million property sale in the first half of 2026, the highest individual property transaction reported in Ajman during that period.

Azha Al Aamra Residences is still under construction, so there is no rental history for the project yet. Looking at the wider AZHA Community, Bayut's June 2026 data shows average prices of around AED 593 per sq ft, with 1-bedroom and 2-bedroom apartments at about AED 519 and AED 523 per sq ft. 

Over the past year, the overall community price index fell by 6.78%, while 1-bedroom prices increased by 3.14%. Rental yields for apartments are reported at up to 6.91%, with average asking rents in Al Amerah at around AED 35,232 per year.

Al Amerah Future Supply 

The wider Al Amerah area already has a large number of apartments on the market. Bayut currently shows more than 1,500 apartment listings for sale, although this figure represents advertised listings rather than completed sales or the number of unique units. As more projects are completed, buyers may face more competition, so current rental rates and yields should not be treated as fixed through the project's completion period.

The project documents mention a few sustainability-related features, including energy-efficient systems, acoustically insulated walls, landscaped green areas and mixed-use planning. The wider AZHA development also includes around 14.2 km of internal roads, along with retail spaces and a hypermarket, making some everyday services easier to reach within the community.

Some property listings mention features such as solar lighting, EV charging and recycling systems, but these are not clearly confirmed in the original brochure, so they should be checked with the developer before being treated as official project features.

• Future rental competition: Al Amerah already has a large apartment market, with more residential supply being added. Rental performance at handover will depend on the amount of competing supply, unit quality, service charges and actual tenant demand at that time.
