Avana Residences JVC by Deca Guide

AVANA Residences is a seven-storey residential project by  DECA Properties in Jumeirah Village Circle (JVC), Dubai. Its wave-inspired architecture, range of amenities and choice of studios, one- and two-bedroom apartments make it an interesting addition to the area. But a good-looking building and a long list of facilities do not necessarily make a property a good purchase.

For buyers looking at AVANA Residences, the more important question is whether the apartments are worth their asking prices. This depends on more than the project’s design. The price per square foot, apartment layout, floor level, view and payment plan all need to be considered, along with the expected handover date. These details can make a real difference to the value of an individual unit, whether the plan is to live in it or rent it out.

Details of Avana Residences at Jumeirah Village Circle

AVANA Residences is a residential project by DECA Developments in Jumeirah Village Circle (JVC), Dubai. It has 167 apartments, most of which are studios and one-bedroom units. There are only 10 two-bedroom apartments in the building, so the choice is more limited for buyers who need extra space.

  • Developer: DECA Developments

  • Location: Jumeirah Village Circle (JVC), Dubai

  • Ownership: Freehold

  • Total apartments: 167

  • Unit mix: 114 studios, 43 one-bedroom apartments and 10 two-bedroom apartments

  • Building structure: Ground floor, five residential floors and a rooftop

  • Expected handover: Q4 2027

  • Parking: One dedicated space per apartment

The numbers give a good idea of the type of homes available at AVANA. Studios make up the largest share, followed by one-bedroom apartments. Buyers looking for a two-bedroom home will have fewer options, so it is worth checking availability early if this is the layout they need.

The developer has announced Q4 2027 as the expected handover date. Since AVANA is an off-plan project, buyers should keep in mind that this is a planned date, not a confirmed completion. Before committing, it is sensible to check the latest construction progress, the project's status with the Dubai Land Department (DLD) and the handover terms in the sale and purchase agreement.

Avana Residences at JVC Distinctive Amenities

The first thing you may notice about AVANA Residences is its exterior. DECA Developments has used the movement of water as a design reference, with curved lines and wave-like shapes running across the façade. The same marine theme appears in a few of the building’s shared areas.

For example, the children’s play area includes an octopus-shaped structure, slides and climbing features. On the rooftop, the shade structures take their shape from lily pads. There is also a swimming pool with areas set aside for sunbathing and relaxing.

These details give the building a look of its own, particularly compared with more conventional apartment blocks in JVC. Still, buyers should separate the visual appeal of a project from its financial value. The design may make AVANA more recognisable, but it does not tell us whether an apartment will rent for more or sell at a higher price later. For that, the asking price, apartment size and layout, and comparable properties in JVC matter much more.

Avana Residences by DECA Apartment Types

AVANA Residences  by Deca has studios, one-bedroom and two-bedroom apartments, with sizes ranging from around 34 to 123 sqm. The developer lists large windows, built-in wardrobes, custom-made cabinets and BOSCH kitchen appliances among the apartment features. Bathrooms are fitted with products from GROHE and Villeroy & Boch.

Some one- and two-bedroom apartments also come with private plunge pools. This is not an option available in every unit, so it is worth checking the floor plan and specifications before choosing an apartment. The developer also mentions smart-home features, although the exact equipment may vary. Buyers should ask what is actually included in their chosen unit rather than assume every apartment has the same setup.

Kotook’s perspective

The floor plan deserves as much attention as the price. A studio may look appealing on paper, but the way the kitchen and living area are arranged can make a big difference once you start using the space. In a one-bedroom apartment, I would pay closer attention to the bedroom size, storage and balcony. For a two-bedroom unit, the usable space and the separation between the bedrooms and living area are worth checking.

If a private plunge pool is one of the reasons for considering AVANA, make sure it is included in the specific apartment you are looking at. It is a feature that can affect both the price and how you use the outdoor space. Comparing actual floor plans, rather than just the advertised apartment sizes, will give you a much clearer picture of what you are buying.

AVANA Residences Pricing vs JVC Market

AVANA’s starting prices are worth looking at alongside other apartments in JVC. The figures below compare its indicative price per square foot with the JVC market index for October 2026.

Is AVANA More Expensive Than Other JVC Apartments?

The difference is hard to miss, particularly for studios and one-bedroom apartments. Based on these figures, AVANA is priced about 20% above the JVC index for both types. The gap is smaller for two-bedroom apartments, at just under 10%.

But I would not use this comparison alone to decide whether AVANA is expensive. The JVC index includes older buildings and resale apartments, which may have very different layouts, finishes and facilities. AVANA is an off-plan project, so buyers are also paying for a property that has not yet been completed.

The more useful comparison is with other recently launched or under-construction apartments in JVC. It is also worth checking the price of the actual unit, not just the advertised starting price. A higher-floor apartment, a better view or a different layout can change the price considerably. Until those details are compared, the figures suggest that AVANA sits above the wider JVC market, but they do not settle whether its asking price is justified.

AVANA by DECA Compare with Other Off-Plan Projects

Looking at AVANA’s price alongside the wider JVC market is useful, but it is also worth seeing what buyers can get from other off-plan projects in the same area. Two developments worth comparing are Binghatti Etherea and Serenz by Danube.

  • Binghatti Etherea offers studios, one-bedroom and two-bedroom apartments. Its published studio starting price is around AED 766,000. The handover date is not consistent across sources: some give July 2027, while others list Q4 2027.

  • Serenz by Danube has a wider choice of layouts, from studios to three-bedroom apartments, with handover expected in Q4 2029. Market listings show starting prices of around AED 840,000 for studios, AED 1.18 million for one-bedroom apartments and AED 1.7 million for two-bedroom units. These are advertised figures and may not match the developer’s current availability.

The timing is one of the main differences between these projects. Binghatti Etherea has a handover window closer to AVANA’s, while Serenz is scheduled for later delivery. Their apartment prices and layouts also give buyers other options to look at before making a decision.

Kotook’s perspective

I would not compare these projects on starting price alone. A cheaper studio does not necessarily offer better value if it has a smaller usable area or a less practical layout. The same applies to payment plans: the amount due before handover and the instalments that follow can make a noticeable difference to a buyer’s budget.

It is worth comparing the actual apartments available in each project, including their price per square foot, internal space, floor, view, furnishing and kitchen appliances. If AVANA is more expensive than a similar unit in Binghatti Etherea or Serenz, the question is what the buyer gets in return. A better layout or more useful features may explain some of the difference, but the numbers need to support it.

AVANA Residences Location

Jumeirah Village Circle is a residential district in Dubai with a mix of apartments, villas, parks, shopping facilities and everyday services. AVANA Residences is located in District 10 of JVC, with access to the wider city through the community’s internal road network.

One of the key routes for residents is Al Khail Road (E44), which connects JVC with areas such as Business Bay and Downtown Dubai. Hessa Street (D61) and Sheikh Mohammed Bin Zayed Road (E311) are also important routes linking the community to other parts of the city.

These roads support connectivity, although access from the building is through JVC’s internal streets rather than a direct connection to the main highways.

Jumeirah Village Circle

JVC Market Outlook

JVC has a busy property market. DLD records show 12,555 transactions in the area between October 2025 and September 2026, with a median price of around AED 1,491 per sq. ft. The figures include villas and other property types as well as apartments, so they should not be treated as a direct comparison with AVANA.

Another point worth looking at is how many new homes are on the way. A market report published for H1 2026 estimated that around 32,000 units could be added to JVC by 2031.

That is quite a lot of new supply. AVANA is expected to be handed over in Q4 2027, and most of its apartments are studios and one-bedroom units. By then, tenants and buyers may have more properties to choose from. Anyone planning to rent out an apartment in AVANA should keep this in mind, as competition from other buildings could affect how quickly a unit finds a tenant and the rent it can command.

AVANA Residences Green Building Features

The project’s marketing materials refer to features such as large windows that allow natural light into the apartments, landscaped areas, gardens and walking paths. The development is also expected to include smart building management and infrastructure for electric vehicle charging.

These features may contribute to the quality of shared spaces and building management. However, they do not, by themselves, demonstrate measurable improvements in energy or water efficiency.

For a more structured assessment, Kotook’s Greenness Index guide explains how factors such as energy and water efficiency, material selection, green spaces and smart amenities are considered. The assessment of AVANA can be developed further as more detailed technical information becomes available from the developer.

Is AVANA Residences Worth Considering

AVANA may suit someone planning to keep an apartment for a few years and rent it out after completion. With most of its units being studios and one-bedroom apartments, the project is mainly aimed at the smaller-apartment market in JVC.

But whether it makes sense as an investment comes down to the price you pay and what you get for it. The following points are worth considering:

  • For rental income: Look at rents for similar ready apartments in JVC, rather than relying on estimates for a project that has not been handed over. Remember to account for service charges, furnishing and periods when the apartment may be vacant.

  • For resale: Pay attention to the purchase price per square foot and how much you will have paid by handover. With so many new projects planned in JVC, selling quickly or making a profit straight after completion should not be taken for granted.

  • For long-term ownership: The apartment itself matters. A practical layout, good use of space, floor level and view can all affect how appealing it remains compared with other properties in the area.

Kotook’s Final Take

AVANA is an option worth looking into if you are considering a smaller apartment in JVC. But I would look closely at the price of the specific unit before making a decision.

If it costs more than a similar apartment in another JVC development, there should be a clear reason for that difference, whether it is the layout, finishes or features included in the unit.

A new building and an attractive list of amenities are not enough on their own. What matters is whether the apartment is worth its price today and whether it is likely to remain competitive when more properties enter the market.

Kotook’s Analysis of Avana Residences by DECA

Avana Residences JVC by DECA starts at AED 746,413 for a studio, with handover set for Q4 2027. The seven-storey building in JVC District 10 has 167 units: 114 studios, 43 one-bedrooms and 10 two-bedrooms.

If you’re considering an off-plan studio in Dubai to two-bedroom apartment from Avana Residences by DECA Properties, the questions that matter are how much cash you need before handover, what the unit could rent for, and which promised features will actually be delivered.

Where Avana by DECA Sits

JVC isn’t a beachfront neighbourhood, and it helps to know that before you buy. Avana Residences at Jumeirah Village Circle (JVC) is inland, about one minute from JVC Community Park. Mall of the Emirates is 10 to 12 minutes by car, and Burj Khalifa and Downtown Dubai are around 20 minutes away.

Imagine you work in Downtown and drive Sheikh Zayed Road every morning. Those 20 minutes assume a quiet road. At 8 a.m. the same trip can take much longer, so test the route at the hour you’d actually leave.

Avana Residences JVC by DECA Prices

A studio here costs about AED 1,890 to 1,894 per square foot, which is higher than the one- and two-bedroom units on the same listing. That’s normal for small units, but it changes how you compare options. The gap between a studio and a one-bedroom is AED 553,587, for about 315 extra square feet. That works out to roughly AED 1,757 for each additional square foot.

  • Better value per foot: the one-bedroom is about AED 60 cheaper per square foot than the studio.

  • Best value per foot overall: the two-bedroom, at roughly AED 1,570, though it needs a much bigger budget.

  • Limited choice: the listing shows only six units available, so decide on a floor and view early.

Avana Residences 60/40 Payment Plan

Here’s what the plan looks like on a studio at AED 746,413. Booking takes 10%, about AED 74,641, and a second 10% is due 30 days later. That means around AED 149,000 leaves your account in the first month, so have that ready before you sign. The 25% paid at 1% a month over 25 months comes to about AED 7,464 each month.

Add the interim payments in months 12, 18 and 24, and you’ve paid about AED 447,848, or 60% of the price, before handover. After completion, 10% is due, then 30% over 24 months at 1.25% a month, roughly AED 9,330 per month. Ask the developer whether those monthly percentages are calculated on the full price.

Avana Residences JVC Rental Returns

If you’re buying to rent out, your most useful number is gross yield: annual rent divided by purchase price. Marketing material quotes JVC returns of 7 to 9%, but those are claims, not guarantees. Take a hypothetical studio at AED 746,413 that rents for AED 55,000 a year. That gives a gross yield of about 7.4%.

Now subtract service charges, management fees and empty months, and the net figure will be noticeably lower. When you research Avana Residences JVC by DECA rent options, compare asking prices with the rents tenants actually sign, and check similar studios in the same building or street.

Avana Layouts & Amenities Worth Knowing

Think about how you’ll use the space day to day. A studio of 394 to 413 square feet suits one person who mostly sleeps and works there. The two-bedroom, at 1,134 square feet, is closer to a comfortable family flat. According to the fact sheet, one- and two-bedroom units have private plunge pools, and studios don’t.

Inside, the developer lists marble worktops, tiled floors, built-in wardrobes and high ceilings. Shared facilities include a resort-style pool, a rooftop terrace, a padel court, an outdoor cinema and an octopus-themed children’s play zone. The lists differ between sections of the marketing material, so ask for a final amenity list.

Avana Residences Reviews

If you search for Avana residences jvc by deca reviews, you’ll mostly find sales pages. That’s because the project is still under construction and nobody has moved in yet. Instead of relying on praise in brochures, check what you can verify.

Look at whether DECA’s finished projects were handed over on the promised date, and whether the buildings match their original renders. Talk to owners in older DECA buildings about maintenance response times and service charge increases. Those answers will tell you more than any star rating.

Off-Plan Checklist Before You Sign

Several details in the official material don’t match. Before you transfer any money, get written answers on these points:

  • Construction start: one section says Q1 2026, while the fact sheet gives 31 May 2025.

  • Handover: the brochure says Q4 2027, and the fact sheet gives 30 November 2027. Use the date in your contract.

  • Beach access: some marketing mentions a private beach, but JVC is inland and the fact sheet doesn’t mention one.

  • Amenities: the lists differ between sections, so get the final list in the contract.

  • Escrow: ask for the bank and trustee details, and check them yourself.
