Al Furjan Dubai Community Guide

Al Furjan sits in the Jebel Ali First district, about 25 minutes southwest of Downtown Dubai. The name translates from Arabic as “a collection of homes” or “small village,” and that is genuinely how the community was designed, residential clusters connected by walkways and parks, not just roads.

The numbers behind it are significant. The community covers 560 hectares, holds over 4,600 homes, and was valued by the Dubai Land Department at AED 2.42 billion.

Phase 1 alone delivered 819 houses, including terraced units and three, five, and six bedroom detached villas with private gardens and terraces.

Who Built Al Furjan

Nakheel Properties developed Al Furjan. If you know Palm Jumeirah or Palm Jebel Ali, you already know Nakheel’s scale.

The company built Al Furjan with a mixed-use philosophy, residential clusters alongside retail, green space, and community facilities, all within the same footprint.

Azizi Developments later became the largest owner of residential buildings inside the community, adding a significant volume of apartment inventory to what was originally a villa-focused area.

Dubai Holding Community Management now handles day-to-day operations, including maintenance, sustainability programs, and community events.

Al Furjan Location

The location is one of Al Furjan’s strongest selling points. The community connects directly to Sheikh Mohammed Bin Zayed Road (E311), Sheikh Zayed Road, and Al Yalayis Road.

Three major road connections from a single residential community is not common at this price point.

Al Furjan also has its own dedicated metro station on the Route 2020 line, which makes it genuinely usable for residents who do not drive. Bus stops are within walking distance from most sub-communities, and taxis are consistently available.

Conclusion on Al Furjan 

The community is past the awkward early phase that most Dubai developments go through. The metro works. The schools are open. The retail is there. That alone puts Al Furjan ahead of many communities that are still waiting on basic infrastructure.

At the same time, the area is not done growing. Expo City is operating as a permanent business and residential hub to the south. Palm Jebel Ali development is accelerating.

Both of those factors tend to push property values upward in communities with existing metro access along this corridor.

Apartments in Al Furjan start around AED 600,000 for studios and one-bedrooms. Four-bedroom villas go well above AED 3 million.
