The project includes a basement, ground floor and six upper floors (B + G + 6), with four commercial blocks and 272 office units located across levels three to six and the lower floors are dedicated to retail, dining and shared facilities.

In Dubai’s climate, managing heat and energy use is important. The Yards Plaza uses features such as thermally insulated glass and external aluminium louvers to reduce heat from direct sunlight and improve indoor comfort.

All spaces are delivered as Shell & Core, which means the main structure and basic services are ready, but the internal design, layout and finishes are completed by the owner. This allows each business to design the space based on its own needs and working style.

The offices have around 3-metre ceiling heights, and the main office lobbies feature 4.5-metre ceilings, creating a more open and welcoming entrance. The retail and dining spaces at the lower levels add more convenience and activity for people who work in or visit the development.
