The Story Behind Elemental Development

Elemental Development Real Estate Developer LLC began as a vision brought to life by Hazza Zaal, a well-known figure in Dubai’s high-end property scene and the CEO of Al Barari. With Elemental, Zaal took his passion for wellness and nature a step further—creating a brand that doesn’t just build homes but reimagines how people live within them. Instead of following the conventional path of real estate development, Elemental was shaped around a more thoughtful idea: that homes should be places of balance, well-being, and connection to the natural world.

From the very beginning, Elemental has focused on designing communities where wellness isn’t an extra feature—it’s the foundation. You can see this vision taking shape in Elemental’s first two projects—Element 22 and Element 78. Both are designed as quiet, green spaces tucked into the fast-paced city life of Dubai. From the way the buildings are laid out to the choice of plants and shared areas, everything is built to make daily life feel calmer, healthier, and more connected to nature—without giving up the ease and comfort of modern living.

Wellness at the Core of Elemental's Design Approach

Elemental incorporates wellness into the early stages of its planning and design process, rather than treating it as an added feature. You can see this approach in the way Elemental's spaces are put together. There are shared green areas, outdoor seating areas, plenty of natural light indoors, and facilities like steam rooms and recovery areas built right into the community. These elements aren't just for show; they're meant to make daily life feel a little healthier and more balanced, whether that's by encouraging people to move more, spend time outside, or simply connect with others in the same space. The layout of buildings, shared spaces, and landscape elements is organized to reduce everyday urban stressors and promote more balanced day-to-day living.

This is a different path compared to many developments in Dubai, where the spotlight is often on building taller or adding luxury finishes, with less attention given to how the design of a place might shape people's well-being or daily lifestyle over time.

Indoor-Outdoor Integration and Use of Natural Elements

Elemental incorporates several architectural features that encourage interaction with the natural environment. These include:

  • Large windows that allow for increased natural light and external views

  • Rooftop green spaces that contribute to insulation and biodiversity

  • Shared indoor-outdoor areas designed for everyday use

  • Gardens and greenhouse spaces are accessible to residents

These features are intended to improve air quality, provide better daylight access, and support psychological comfort. The use of natural elements in this way reflects a growing trend in architecture focused on health and environmental awareness, rather than purely on visual design.

Overview of Elemental’s Residential Projects

Elemental Development has two primary projects currently under development in Dubai: Element 22 and Element 78. Both projects are designed as mixed-use residential communities, incorporating features aimed at supporting everyday needs within a single location.

Feature

Description

Wellness Facilities

On-site spaces such as steam rooms and recovery areas

Coworking Spaces

Shared work areas intended for remote professionals and residents

Children’s Amenities

Areas designated for childcare and kids’ clubs

Food and Social Zones

Cafes and communal areas for residents to gather or dine

Entertainment Rooms

Home cinema spaces available within the development

Outdoor/Common Areas

Open-air seating and landscaped zones for passive and active recreation

The layout of these projects is structured to allow residents access to daily-use facilities without requiring travel to multiple external locations. This model supports a consolidated approach to residential living.

Sustainability and Design Considerations

Elemental takes certain environmental factors into account when planning and building its projects. Some of the steps they follow include:

  • The use of materials with a lower environmental impact

  • Water efficiency measures integrated into infrastructure

  • Design layouts that prioritize access to daylight

  • Approaches intended to limit energy consumption through passive design elements

These choices are part of the overall development process rather than added features, and they reflect a broader shift in urban planning toward long-term environmental responsibility.

Elemental Development's Position in Dubai's Real Estate Sector

  • Elemental Development was established by Hazza Zaal, drawing on his previous experience with Al Barari.

  • The company's projects are shaped around principles of well-being, natural integration, and community-oriented spaces.

  • Initial developments such as Element 22 and Element 78 are designed to offer low-density, green-focused residential environments within an urban setting.

  • Design strategies include the use of biophilic elements, shared spaces, and layouts that support a more adaptable and health-conscious way of living.

  • In comparison to larger developers like Emaar and DAMAC, Elemental operates on a smaller scale with a distinct focus on wellness rather than high-density or luxury branding.

  • While still in its early development phase, the company's approach presents a different model that may align with the needs of residents who prioritize environmental quality and daily well-being.

  • Elemental's work reflects a shift toward more sustainable and human-centered design practices within the Dubai real estate market.
