Reem is a gated residential community in DubaiLand, positioned along Al Qudra Road on the southern side of Emirates Road.
It faces Town Square Dubai across the highway and borders Al Minhad Air Base on one edge. The community was planned around a large central park, which is not a small detail. It is the organizing idea of the whole layout.

Recent sales confirm the market is still moving. A three-bedroom villa in Mira Oasis 3 sold for AED 2,675,000 in late July 2026, while a similar unit in Mira 1 closed at AED 3,300,000 around the same time. That gap comes down to location within the community and the general condition of the unit.
On the rental side, returns hold steady rather than spectacular. Three-bedroom villas generate close to 4.95 percent annually, and four-bedroom units land near 4.96 percent.
Average annual rent runs about AED 172,000 for three-bedroom homes and AED 207,000 for four-bedroom homes. There are no apartments in Reem, so anyone searching specifically for off-plan apartments will not find inventory here. This is villa and townhouse territory only.

The botanical park adds desert flora that needs far less irrigation than imported landscaping would. Streets are lined with trees, and green corridors sit between residential blocks instead of being squeezed in as an afterthought.

Life inside Reem covers most practical needs without residents having to drive far. There is a central park with fountains and jogging tracks, a skate park, courts for football, basketball, and volleyball, an amphitheatre for community events, several swimming pools, a dog park, and a mosque inside the gated area. Mira Town Centre handles groceries, pharmacy needs, and casual dining.
Schools sit within a short drive too. Ranches Primary School is about 2.6 kilometers away, JESS is roughly 4 kilometers out, and GEMS Metropole School sits around 8 kilometers from the gates.
For healthcare, Aster Clinic in Arabian Ranches is 3.5 kilometers away, and Mediclinic Parkview Hospital is about 10 kilometers.
There is no metro station in Reem, and residents largely depend on cars. The nearest bus stop sits about 10 minutes away, near The Sustainable City, with feeder bus F32 linking back to Mall of the Emirates Metro Station. Anyone used to metro convenience will need to adjust expectations here.
